IF YOU BUILD IT, THEY WILL COME. Located adjacent to the Oakville GO Train station, this 150,000 sf LEED Gold office building is a testament to the collaborative efforts of First Gulf, PwC, the Town of Oakville and Metrolinx.
The Land for this office building was acquired through an open, public process issued by Infrastructure Ontario. Once the land was awarded to First Gulf, our development team worked with Metrolinx to ensure the new office building would qualify as a true transit hub. Prior to construction, our team also carefully coordinated with the Town of Oakville, ensuring that the site design and building placement aligned with the Town’s Official Livable Oakville Plan. Our Development team also worked collaboratively with the Region of Halton and the Ministry of Transportation, ensuring that all land and zoning approvals were in place so that construction could continue as scheduled.
In order to accommodate PwC’s lease requirements, our construction team had a very short window of time from when approvals were in place to when the building was completed. The construction team only had nine months to complete the build, requiring careful internal coordination between the development and construction teams. Mitigating a range of risks – from permit approvals to soil remediation issues – this collaborative method enabled the team to meet a highly-aggressive construction schedule while still meeting the requirements of municipal authorities and the tenant.
A key part of a larger vision, the PwC office development has successfully transformed an industrial site into a beautiful corporate centre.
