First Gulf has been awarded a design-build lease for a new 350,000 square foot office and warehouse facility for Sherwin-Williams. This project marks a significant addition to First Gulf’s industrial portfolio, bringing a well-established North American brand to the Barrie area and supporting local economic development through job creation and investment. 

The 20-acre site, zoned for industrial use, was identified by First Gulf as a strategic development opportunity. When CBRE issued the Sherwin-Williams build-to-suit RFP in late 2024, the opportunity generated strong interest from developers. First Gulf was ultimately selected based on the strength of its development vision and track record of delivering high-quality industrial spaces.

Initial site preparation began in October 2024, with earthwork and ground improvements set to resume in spring 2025. Supported by the City of Barrie, First Gulf is advancing final entitlements for the project. Completion is targeted for the second quarter of 2026.
