THE REDEVELOPMENT OF AN ENTIRE CITY BLOCK. As First Gulf’s flagship mixed-use development undertaking, this project includes the 360,000 sf redevelopment of an existing building at 333 King Street East, as well as the addition of a 17-storey 500,000 sf office building next door.  The redevelopment of this city block includes the addition of more than 120,000 sf of prime retail space, as well as the welcoming of major national and international office tenants (such as Coca-Cola Canada, George Brown College, The Globe and Mail, LoyaltyOne and Yellow Pages) to the east end of the downtown core. First Gulf has led the entire development and redevelopment of these projects from start to finish, providing development, leasing, finance, property management and construction expertise.

Both 333 King and 351 King have incorporated numerous sustainable initiatives that not only minimize the environmental impact of the developments, but also improve the functionality of the office work environment. Keeping an eye on the larger impact of these developments on the surrounding businesses and neighbourhoods, First Gulf has also worked with consultant teams to further enhance and animate the streetscape, creating a livable and workable neighbourhood that continues to attract more and more attention.

These two significant office developments mark just the beginning of First Gulf’s commitment to the King East neighbourhood.  An additional 460,000 sf of office space is currently in the development phase for 25 Ontario (located just off of King Street north of 333 King).
