A TRULY COLLABORATIVE APPROACH. 1855 Bloor Street is located on a main bus line in the city of Mississauga, and is an infill-development intended for rental end-users. This four-storey residential rental development is currently under construction and will add another 80 apartments to an existing site in Mississauga. Not your typical rental building,this low rise residential development will also include a separate amenity building, complete with fitness and party room facilities.

As the design-builder for this residential development, First Gulf construction has worked with the owner, Timbercreek, as well as the design team in order to find the best solutions for the development throughout the development and planning phase. As part of the third-party design-build contract, First Gulf’s development department worked with the construction team as well as the client, mitigating challenges with public authorities and reviewing design details with the construction team in an effort to foresee any potential challenges.

Implementing Lean construction practices, the entire building is pre-cast (i.e., set in a factory and brought to site). By utilizing these methods, the only construction work that was performed on site was the poured concrete for the foundation and the footings. This practice allowed the First Gulf construction team to minimize disruption to surrounding residential developments, as well as ensure that the building was watertight and ready for occupancy as soon as possible.
