Image of First Gulf Tops Off First Denver Office Development

New 22-story building in downtown Denver reaches final height

(DENVER) April 12, 2016 – This afternoon, First Gulf celebrated the “topping off” of 1401 Lawrence – a new, 310,000 square foot sustainable commercial development in Denver, Colorado.

Already over half leased, the Class-AA office building has been a welcomed addition to the surrounding historic neighbourhood, with tenants such as Polsinelli, Colorado Business Bank (CoBiz), and Northern Trust signing up for office space. 1401 Lawrence is situated directly between Denver’s Central Business District and the popular Larimer Square corridor. Now standing at its full 22-storeys at the intersection of 14th Street and Lawrence Street, the office building has made a significant impact on the Downtown Denver skyline.

This is the Canadian developer’s first significant commercial project in Denver and, with 1401 Lawrence nearing completion, First Gulf continues to examine other opportunities for growth in the Denver marketplace. The Beck Group is the architect and contractor of 1401 Lawrence, and Jeff Castleton and Jamie Gard of international commercial real estate advisory firm Newmark Grubb Knight Frank are the listing brokers marketing the tower.

“This is a fantastic city, and we believe this to be one of the premier office locations in all of Denver,” said John MacNeil, First Gulf president and partner. “It has been our pleasure to work with fantastic project partners and advocates – from Beck Construction, to Larimer Associates, to the City of Denver – to make this office development a reality. We’re excited to welcome tenants into their new workplaces over the next few months.”

Targeting LEED® Gold certification, 1401 Lawrence will provide tenants with unimpeded views of the mountains and the city skyline. The beautiful outdoor terrace space and on-site fitness facilities, as well as retail and restaurant space at street level, all contribute to the convenience and desirability of this office building. Located only four blocks from the Stout Street light rail station and two blocks from 16th Street mall transportation, and boasting immediate access to major highway entrances and exits, 1401 Lawrence offers easy accessibility in to and out of the city. The building also includes approximately 400 parking spaces.

Councilman Albus Brooks (District 9), CoBiz Chairman and CEO Steve Bangert, and Polsinelli Real Estate Department Partner Amy Hansen joined First Gulf in recognizing the significance of this office development and commending the continual growth of the City of Denver.
